Who this is

This site is operated by Dwell Kept LLC. Dwell Kept LLC buys houses across the Kansas City metro, on terms built around the seller rather than a bank -- often seller-financed, and sometimes by taking over an existing mortgage payment directly. We own what we buy.

Using this site, or submitting the form on it, means these terms apply to you. If you do not agree with them, the right move is not to use the form.

What this site is not

It is not an offer. Every property is different. Any offer, price, or terms are specific to the property and come from a conversation with a person, not from this site. Nothing on this site is a binding offer to buy anything, and nothing here creates a contract to sell. A purchase only ever happens through a written agreement that you and we both sign, after a conversation with a person.

It is not advice. Dwell Kept LLC is not a licensed real estate broker, agent, or financial advisor. Nothing on this site is legal, tax, or financial advice. We are a buyer, and we are on our own side of the table. You should have your own attorney, and where money or taxes are involved your own accountant, look at anything before you sign it. We will never tell you not to.

The offer request form

The form asks for your name, an email address, a mobile number and the property address, because a person cannot look at a property without them. Submitting it costs nothing and commits you to nothing — it is a request to start a conversation, not an agreement to sell.

Please only submit a property you actually have the authority to sell, and information that is true as far as you know. We rely on what you tell us when we decide whether the property is worth a person’s time, so a request built on details that are not accurate wastes yours as much as ours.

We are not obliged to respond to every request, to make an offer, or to explain why we did not. Some properties are not a fit, and we would rather say so than string it out.

Calls and text messages

By submitting the form you agree that Dwell Kept LLC may contact you about your request by email, phone call and text message at the details you gave us. Message frequency varies and depends on the conversation about your property. Message and data rates may apply.

Reply STOP to any text from us to opt out, or HELP for help. Opting out of texts does not withdraw your request — we will use email instead. Carriers are not liable for delayed or undelivered messages.

Consent to be contacted is not a condition of anything being purchased. What we do with the details themselves is set out in our privacy policy.

If we buy your house

Some purchases involve Dwell Kept taking over an existing mortgage payment rather than paying the loan off. Most mortgages contain a due-on-sale clause that lets the lender call the loan due on a transfer of ownership, whether or not payments stay current. We only do this on conventional loans, never a government-insured one, and a seller should review their loan documents and any proposed purchase agreement with their own attorney before signing.

Anything discussed on a call, in a text, or on this site is a conversation and not a term. The only terms that bind either of us are the ones written into a purchase agreement that we have both signed.

Fair housing

Dwell Kept follows all applicable federal, state and local fair housing laws. Resident selection sits with Dwell Kept for any property we own and operate.

The site itself

We keep this site accurate and current, and we would rather take a page down than leave something misleading up. Even so, it is provided as it is: we do not promise it will always be available, error-free, or right about your specific property. It describes how we generally work, not what will happen at your address.

To the extent the law allows, Dwell Kept LLC is not liable for indirect or consequential loss arising out of your use of this site. That does not limit anything that cannot be limited by law, and it does not touch obligations under a purchase agreement we have actually signed with you.

Changes to these terms

We update this page when the way we work changes, and the date at the top moves with it. There is no mailing list to notify, so the honest position is that the current version is whatever is published here. Substantive changes are not applied backwards to a signed agreement.

Governing law

Dwell Kept LLC is a Missouri limited liability company and buys in the Kansas City metro. These terms are governed by the laws of the State of Missouri, without regard to its conflict-of-law rules.

How to reach us

This site has no phone number and no contact address on it, because neither exists yet and putting one here that nobody answers would be worse than saying so. The form is the route in, and a person reads what comes through it. If you want us to stop contacting you, reply STOP to a text or say so in writing on any thread we have going, and we will.
